What areas do you service?

Do your builds come with a builder’s licence?
Yes. Every Dynaspan build is completed and signed off under a registered builder’s licence. We carry full building insurance and take responsibility for the finished structure. This matters — many shed and patio installers don’t work under a builder’s licence, which can cause issues with council approvals and insurance claims.
What is ShedSafe accreditation?
ShedSafe is an Australian Steel Institute accreditation program that ensures steel structures are properly designed and engineered for Australian conditions. It covers design, engineering, fabrication, and compliance documentation. As a ShedSafe accredited builder, Dynaspan meets the highest industry standards for steel shed and patio construction.
Do you offer a warranty?
All our structures use BlueScope COLORBOND® or Zincalume steel, which comes with a 25-year manufacturer warranty. We also provide a workmanship warranty on our builds. Full warranty details are included with your quote and handover documentation.

Sheds
Do I need a building permit for a shed?
In most cases, yes. In WA, sheds over 10m² in area or taller than 2.4m at the wall generally require a building permit from your local council. Some smaller sheds may be exempt, but it depends on your property’s zoning and setback requirements. We can advise you during the quote process and handle all permit applications.
How long does it take to build a shed?
The build itself typically takes 1–3 days once the slab is ready. But the overall timeline has a few stages: development approval currently takes around 90 days, a building permit is 4–6 weeks, and once approved, kit fabrication and delivery is another 4–6 weeks. What’s the difference between COLORBOND and Zincalume?
Both are BlueScope steel products. COLORBOND has a baked-on colour finish available in a wide range of colours (Surfmist, Woodland Grey, Monument, etc.). Zincalume has a metallic zinc/aluminium finish — it’s more affordable and popular for rural or farm sheds. Both carry a 25-year warranty. We can help you choose during your shed kit consultation.
Can I get a shed kit to build myself?
Yes. We offer full shed kit supply across Perth. Your kit includes the custom-engineered steel frame, COLORBOND or Zincalume cladding, all fasteners and fixings, doors, engineering documentation, and assembly drawings. You or your builder erects it. Same quality as our full builds — just without our installation crew.
What size shed can I build without council approval in WA?
Under the WA Building Regulations, you may be exempt from a building permit if the shed is 10m² or less in area, no taller than 2.4m at the wall, and meets setback requirements. However, exemptions vary by council and zoning. We always recommend checking with your local authority — or let us check for you when we do your quote.
Patios & Carports
Do I need a building permit for a patio?
Most patios and carports in WA require a building permit, especially if they’re attached to your home or over a certain size. We handle all the permit applications as part of our service. See our patio installation page for details on the approval process.
Can you attach a patio to my existing roof?
Yes, this is one of the most common patio types we install. We engineer the connection to your existing roofline with proper flashing and waterproofing at the junction. Our engineers design the attachment method specifically for your home’s structure to ensure it’s safe and watertight.
What’s the difference between a flat roof and gable patio?
A flat roof patio has a slight pitch (for drainage) but appears level — it’s clean-lined and suits modern homes. A gable patio has a peaked roof with a ridge, creating more height and airflow underneath. Gables feel more open and spacious. We can help you decide which suits your home and budget. How long does patio installation take?
Most patio installations take 1-2 days on site once footings are in. The overall timeline from quote to completion is typically 3-6 weeks, depending on council approval times. Simpler carport installations can be even quicker.
Do you install insulated patio roofing?
Yes. Insulated roofing panels are one of our most popular upgrades. They reduce heat transfer significantly — keeping your outdoor area cooler in summer — and also dampen rain noise. It’s well worth the investment if you plan to use your patio as an entertaining space year-round.

How much does a shed or patio cost?
Every project is different, so we provide custom quotes based on your specific requirements. Pricing depends on size, design complexity, site conditions, cladding choices, and extras like insulation or mezzanines. The best way to get an accurate figure is to request a free quote — there’s no obligation.
What’s included in your quote?
Our quotes are detailed and transparent. For a full build, the quote covers engineering, council application fees, concrete slab, steel frame, cladding, doors, guttering, all fixings, and clean-up. We itemise everything so you know exactly what you’re paying for — no hidden costs or surprise extras.
Do you handle council approvals?
Yes — it’s one of the things our customers value most. We prepare all engineering documentation and submit building permit applications on your behalf. We’ve done it plenty of times with the City of Swan, Shire of Mundaring, and City of Kalamunda, so we know their requirements and processes well.
What payment terms do you offer?
We typically work on a progress payment basis — a deposit to commence, a progress payment at frame stage, and the balance on completion. Exact terms are outlined in your quote and contract. We’re upfront and fair — no payment surprises.
