When you’re planning a new shed, garage, or patio in Perth, one of the first decisions you’ll face is the choice of steel cladding. The two main options from BlueScope Steel are Colorbond and Zincalume — and while they might look similar at first glance, they perform very differently over time, especially in WA’s harsh climate.

What Is Zincalume?
Zincalume is a metallic-coated steel made from an alloy of zinc, aluminium, and silicon. It has that distinctive silvery finish you’ll see on farm sheds, water tanks, and commercial buildings. It’s the base coating that sits underneath Colorbond — essentially, Colorbond is Zincalume with a baked-on paint layer on top.
A lot of our rural customers in areas like Bullsbrook, Upper Swan, and Sawyers Valley opt for Zincalume on farm sheds and hay barns where appearance is less of a concern and budget is the priority.
What Is Colorbond?
Colorbond takes the same Zincalume base and adds a multi-layer paint system — primer, colour coat, and clear bake — that provides superior corrosion protection and a wide range of colour options. There are over 20 standard colours available, from classic Woodland Grey and Monument to earthy tones like Jasper and Terrain.
For customers building residential sheds and patios in suburbs like Darlington, Kalamunda, Helena Valley, and Henley Brook, Colorbond is almost always the better choice — and often a council requirement in residential areas.
Durability in Perth’s Climate
Perth throws a lot at outdoor steel structures: intense UV radiation, salt-laden coastal breezes, winter rain, and summer temperatures that regularly push past 40°C. Here’s how each material handles it:
Zincalume performs well in dry, inland environments. However, it can develop “white rust” (zinc oxide) in areas with high humidity, pooling water, or salt exposure. We’ve seen Zincalume sheds in Midland and Middle Swan develop surface staining within 3–5 years, particularly on the roof where moisture sits in the corrugations.
Colorbond is significantly more resistant to these issues because the paint layer provides an additional barrier against moisture and UV. We recently replaced the cladding on a 15-year-old Colorbond shed in Mundaring — and honestly, it only needed doing because the customer wanted to change the colour. The steel itself was in excellent condition.
If your property is within 1km of the coast or in an area with moderate to high salt exposure, always go with Colorbond. Even inland areas like Ellenbrook and The Vines can experience enough environmental exposure that Colorbond’s extra protection is worth the investment.
Cost Comparison
The price difference between Colorbond and Zincalume typically works out to around 10–15% more for Colorbond. On a standard 6x9m double garage, that might be an extra $800 to $1,200.

This is where Colorbond really pulls ahead. If your shed is visible from the street or from neighbouring properties — which it usually is in suburban areas like Helena Valley, Guildford, or Darlington — a colour-matched Colorbond shed simply looks better and adds more to your property value.
Many councils in the Perth metropolitan area also have planning requirements around the visual appearance of outbuildings. In the Shire of Mundaring and the City of Kalamunda, for example, sheds in residential areas generally need to be sympathetic to the surrounding streetscape — and a silvery Zincalume shed can stick out like a sore thumb in a leafy hills neighbourhood.
When Zincalume Makes Sense
Zincalume isn’t a bad product — it’s just built for different applications. It’s a solid choice for:
- Farm sheds and rural outbuildings on larger properties in Bullsbrook, Upper Swan, or Mundijong
- Hay barns and open-bay shelters where appearance isn’t a factor
- Budget-sensitive builds where every dollar counts
- Commercial and industrial applications
